Nothing on the land to burn down, and still someone can be hurt on it. That is the whole policy.

Vacant land has no building to insure, which is why owners assume it needs no insurance. What it has is liability: a trespasser hurt on it, a hunter, a child on a dirt bike, a neighbor whose fence a fallen tree took out, a fire that started on your acreage and spread. Vacant land liability is a general liability policy written for a parcel, priced by the acre, and it is among the least expensive policies sold because the underwriter's questions are short: where is it, what is on it, and who can get onto it. We place it for investors holding lots, farmland between uses, hunting land, and parcels waiting for a permit.

/ Coverage

What vacant land businesses actually need.

Premises liability

Injury or property damage arising from the land itself: someone hurt on it, damage it causes to a neighbor, with defense.

Without it — The owner is personally liable, and an LLC that holds the land is only as protected as its own policy.

Fire legal and wildfire spread

Liability when a fire that started on the parcel damages a neighbor's property, where the policy provides it.

Without it — A brush fire from a lightning strike or a campfire is a neighbor's claim against the landowner in many states.

Medical payments

Small medical bills for someone hurt on the land, paid without a fault argument.

Without it — The small claim becomes a lawsuit because nobody would pay the first bill.

Scheduled structures

For land with a barn, a shed, a well house or a fence worth insuring: property coverage on those items.

Without it — A vacant land policy covers no property unless something is scheduled on it.

/ What actually goes wrong

The claims we actually see.

Ordered by how often we see them, not by how dramatic they are. Each one names the coverage that answers it — and the policy people wrongly assume already does.

  1. Most common

A trespasser or a visitor is injured on the land

    Covered by Premises liability

Owners are surprised that a trespasser can sue. In most states an attractive nuisance, an unmarked hazard or a known danger creates a duty even to people who should not be there.

  2. Common

A tree from the parcel falls on a neighbor's property or a road

    Covered by Premises liability

A dead tree the owner knew about is negligence; a healthy tree in a storm usually is not. Walk the boundary once a year.

  3. Common

Hunters or recreational users are hurt

Covered by Premises liability, if hunting is disclosed

Land leased or opened for hunting is a rated activity, and an undisclosed hunting lease is a claim the carrier can contest.

  4. Less common, severe

A fire spreads from the parcel

Covered by Liability, where wildfire is not excluded

In wildfire states some carriers exclude it or decline the parcel. The application asks about brush clearance and fire history.

/ Exclusions

What the policy will not cover.

Pick a procedure to see what the exclusion actually means and whether it can be placed somewhere else.

The policy is for land with nothing happening on it. The moment something happens, it is a different policy.

What vacant land liability does not cover

Construction

Once ground is broken the parcel is a job site, and a builder's risk or a course-of-construction policy takes over.

Can it be placed? Yes, from the day construction starts.

What the insurance company will ask about your vacant land business

We read 1 application the markets use for this kind of business and pulled out what they actually ask. Have these answers ready and a quote takes a day instead of a week, because nobody has to come back to you for the missing piece.

About the business

  • What type of business are you (individual, corporation, partnership, or other)?
  • How long have you been renting out your home?
  • What is your other business name, if any?

How you operate

  • How many golf carts do you rent to guests?
  • How far do your guests typically drive the carts each day?
  • Where do your guests use the carts (on the property, golf courses, beach, town roads, etc)?
  • How many people can sleep at your rental property?
  • How many scheduled drivers are in your family?

Safety and controls

  • What is the minimum and maximum age you allow to drive the carts?
  • How often do you inspect and service the carts?
  • Who takes care of cart maintenance?
  • Do you keep maintenance records?
  • What do you look for when approving someone to rent?

Your history

  • Have the carts ever been in an accident or caused injury that resulted in a claim?
  • Has anything else happened at the property that might have led to an insurance claim before now?
  • Who insured your golf carts in the last three years, and what were the coverage limits and premiums?
  • Do you have rental operations liability and homeowner's insurance right now? If yes, tell us about it.

Money and people

  • How much do you make per year from renting the home?
  • Do the carts need to be registered and plated?
  • Do you want insurance to cover damage to the carts themselves? If yes, what is each cart worth?
  • Who should we contact about running the rental operation day-to-day (name, title, phone, email)?

Have these ready

  • A list of each golf cart you own (year, make, model, length, hull ID number, and value if you want damage coverage)
  • Your current homeowner's and rental liability insurance policies
  • Your loss history from the last three years from your current insurance company

/ Questions

What our vacant land clients ask us.

Do I really need insurance on vacant land?

If anyone can walk onto it, yes. The exposure is not the land, it is the people who end up on it and the neighbors around it. Lenders on a land loan usually require it, and an owner holding several parcels can schedule them on one policy.

How much does vacant land insurance cost?

Among the cheapest policies an insurer sells, priced by the acre and by what the land is like. A cleared lot in town or farmland between crops costs little; a wooded parcel with a pond, a hunting lease or a wildfire history costs more. The limit chosen matters more than the acreage on most quotes.

What does a vacant land insurance application ask for?

The applications we work from ask the location and acreage, whether it is fenced or posted, what is on it (structures, ponds, wells, timber, roads), whether it is leased for hunting, grazing or anything else, whether construction is planned and when, whether there are known hazards like old foundations or mine shafts, the wildfire and flood exposure, and any prior claims. Five minutes for a plain parcel.

What a supplemental application is

Does my homeowners policy cover land I own elsewhere?

Some homeowners policies extend liability to vacant land the insured owns, and some do not; the wording varies by carrier and by whether the land is held in your name or an LLC. Land held in an LLC is never covered by a personal policy. Ask, and if the answer is anything but a clear yes, insure the parcel on its own.

Commercial insurance is 96% of what we do — it is not a department here, it is the whole business. Not ready to talk? The guides answer the questions this page raises in more depth. Already insured with us and need a certificate or a policy change? Ask the service team rather than starting a quote — it is faster and it goes to the people whose job it is. We also write home and auto, which is usually cheaper alongside the business policy than apart from it.
