The interesting question is not the price. It is who will write it at all.
We place homeowners coverage through an independent agency, including the houses standard carriers decline: prior claims, roof age, wildfire and coastal exposure, older wiring, or value above the standard market.
Tell us the situation.
One licensed human replies the same business day — not five agents, not an auto-responder. If the policy you have is already the right one, we will tell you.
We use this to quote and service your insurance, and we do not sell it or pass it to lead networks. Privacy policy.
Send us what you have. We’ll tell you if it’s right.
Your current policy paperwork, a renewal notice, or nothing at all. A licensed agent reads it and replies the same business day.
What home insurance actually covers.
Dwelling
The structure, at what it costs to rebuild today rather than market value.
Without it — Insuring to the purchase price underinsures the rebuild, and most policies penalize that at claim time.
Personal property and liability
Contents, plus claims by people injured on the property.
Without it — Jewelry, art and firearms hit sub-limits long before the policy limit.
Loss of use
Somewhere to live while the house is uninhabitable.
Without it — A twelve-month rebuild is a twelve-month rent bill you are paying twice.
Water backup
Sewer and drain backup, which the standard form excludes and an endorsement adds for very little.
Without it — A basement full of sewage is the claim most homeowners learn is excluded after it has happened.
What clients with home insurance ask us.
My insurer non-renewed me. What now?
A non-renewal is not a verdict on you, it is usually a carrier withdrawing from a ZIP code or a roof age band, and it happens to thousands of clean accounts at once. Bring the non-renewal notice and the claims history: the notice states the reason, which tells us which carriers to approach and which will decline for the same reason. The one thing that makes it much harder is letting the policy lapse first: a gap in coverage is itself an underwriting question at the next carrier, so start before the expiry date.
Why does the roof matter so much?
Because it drives most of the frequency. A large share of carriers now decline outright above 15 to 20 years for composition shingle, or switch to actual cash value on the roof only, which sounds minor and means a full replacement is settled at a depreciated figure that will not pay for the work. If your roof is near that line, the age and material are the first two things to establish, and a recent replacement is worth more to the quote than almost anything else you can tell us.
How do I check whether my home is insured for enough?
Compare the dwelling limit on your policy paperwork with what it would cost to rebuild today, which is not the market value or the price you paid. The Family Plan Check walks through it with the other questions worth asking, including earthquake and flood, which a homeowners policy does not cover.
Commercial insurance is 96% of what we do — it is not a department here, it is the whole business. Not ready to talk? The guides answer the questions this page raises in more depth. Already insured with us and need a certificate or a policy change? Ask the service team rather than starting a quote — it is faster and it goes to the people whose job it is. We also write home and auto, which is usually cheaper alongside the business policy than apart from it.
