Business insurance in Dallas, where workers compensation is a choice and hail is not.
What a Dallas lease and almost every subcontract name by default. Higher limits come from an umbrella, which is usually the cheapest million on the program. We set the coverage up and produce the certificate — usually the same day.

What Dallas, TX requires
Texas is the only state that does not require most private employers to carry workers compensation, and an employer that goes without becomes a non-subscriber, which must be reported to the state and posted for employees.
tdi.texas.gov·checked 2026-09-05
A Texas non-subscriber gives up the exclusive remedy that workers compensation buys, which means an injured employee can sue for negligence and the common law defenses are stripped away by statute.

North Texas commercial property routinely carries a percentage wind and hail deductible rather than a flat dollar one, so a 2 percent deductible on a $3M building is $60,000 out of pocket before the policy pays anything.

Surplus lines placements in Texas carry a state premium tax plus a stamping fee collected by the Surplus Lines Stamping Office of Texas, and both appear on the invoice as taxes rather than as anything the agency keeps.

Contracts, landlords and licensing bodies converge on the same numbers regardless of city, which are $1M per occurrence and $2M aggregate on general liability, and $1M combined single limit on commercial auto.

Limits
What to carry, and why that number.
- General liability$1M / $2M
- Commercial auto$1M CSL
- What certificates are checked against. Texas personal auto minimums satisfy no commercial contract and exclude business use anyway.
- Workers compensationElective in Texas
- Legal to go without, and expensive to go without badly. Non-subscription without an occupational accident program in place is an uncapped negligence exposure.
- Wind and hail deductible1 to 5 percent
- Set as a share of the insured building value in North Texas, so the number to check on a quote is the dollar figure it produces, not the percentage.
Coverage
Four lines. Each one closes a specific hole.
General liability
Third-party injury and property damage, at the $1M/$2M nearly every contract, lease and license names by default.
Without it — Most contracts cannot be signed and most commercial leases cannot start.
Workers compensation
Required at a state-set employee threshold that ranges from the first hire to the fifth, and in four states it can only be bought from the state itself.
Without it — State penalties per employee per day in most states, and personal exposure to injury suits.
Commercial auto
Vehicles owned by the business at the $1M combined single limit certificates are checked against.
Without it — A personal auto policy that excludes business use, which is discovered at claim time.
Professional liability
The work itself going wrong (advice, treatment, a design), which general liability excludes by design.
Without it — The most common claim in service businesses lands entirely on the business.

Questions
Do I need workers compensation in Dallas?
Legally, most private employers in Texas do not. Practically, the question is what replaces it. Going without makes you a non-subscriber, which removes the cap that workers compensation puts on an injury claim and lets an employee sue for negligence with your usual defenses barred by statute. Many Dallas employers do go without and carry an occupational accident policy plus employers liability instead, which can be the right answer for a small low-hazard payroll and the wrong one the first time somebody falls off a ladder. It is worth pricing both rather than assuming.
Why is my Dallas property deductible a percentage?
Because of hail. North Texas sits in the most hail-exposed metro in the country and carriers price the roof accordingly, so wind and hail is separated out and given its own deductible calculated as a share of the building value. The trap is reading it as a small number. Two percent sounds modest until it is applied to a $3M building and becomes $60,000. Always convert the percentage to dollars before comparing two quotes, because the cheaper premium is frequently the one with the larger deductible hiding inside it.
Do you have an office in Dallas?
Yes. We run a Dallas office alongside the Los Angeles one, and we are licensed in all fifty states and the District of Columbia. The practical benefit is not the address, it is that a Texas risk gets handled by people who know the non-subscriber question and the hail deductible without being told, and who can verify their license with the Texas Department of Insurance while you watch.
What does business insurance cost in Dallas?
It prices off what the business does, its payroll and its revenue, rather than off the city. A small Dallas office might carry a $500 a year general liability policy, while a contractor running crews and trucks pays many times that before the auto is priced. The honest way to a number is a quote against your actual operations, which costs nothing and commits you to nothing.
What about trucking and fleets out of Dallas?
That runs through our transportation desk rather than through general commercial. Trucking books as commercial auto in most systems and prices nothing like it, with filings, cargo and physical damage all sitting alongside primary liability, and the market list is picked per state. Dallas and Fort Worth between them are one of the densest freight corridors in the country and we write in it.
Do Dallas contractors need builders risk?
On a ground-up job somebody does, and the contract says who. What is particular to North Texas is the roof. A framed structure stands open through hail season under a tarp, and builders risk is where that loss lands, often with the percentage wind and hail deductible finished property carries here. Check two things. Whether the deductible is a flat dollar figure or a share of the completed value, and whether the term outlasts the schedule, since a job that slips past final inspection can end uninsured.
I own several companies that share staff. One policy or several?
One structure, and it is usually several policies inside it, each naming every entity it has to answer for. The mistake is not the number of policies, it is an employee working for a subsidiary that no policy names. We set this up for a Georgia holding company with six operating subsidiaries and a shared workforce, and the gaps we found were in the places the owners had not thought of as insurable businesses at all, a technology services arm with no errors and omissions and a party planning arm with no event liability. Start with a list of every entity, what each one does, and which people work for more than one.
Does business insurance change from state to state?
The policies look alike; the rules underneath do not. Each state has its own regulator, its own workers comp threshold and rating bureau, its own surplus-lines rules, and its own quirks: percentage windstorm deductibles in Florida, the FAIR Plan in California, monopolistic workers comp in Ohio, Washington, North Dakota and Wyoming. The state pages below carry those specifics with sources.
Are you licensed in my state?
Yes. Boring Insurance Agency is licensed in all 50 states and the District of Columbia. Every state page names the regulator where you can verify that.
Do state minimum insurance requirements apply to my business?
Mostly no, and relying on them is the classic mistake. State minimum auto limits are written for personal cars; commercial contracts check certificates against $1M. Workers comp is the exception. Its threshold is genuinely state law, and it is on each state page with the statute.
