Boring Insurance Agency

What is a per-project aggregate (CG 25 03)?

It gives each construction project its own general aggregate limit, instead of every project sharing one annual pot. Without it, claims on one job can exhaust the limit that was supposed to cover all the others for the rest of the policy year.

The detail

  • ISO form CG 25 03 provides a separate designated construction project general aggregate limit for each project, in place of a single general aggregate applying to all of them.

ISO CGL endorsement CG 25 03

  • ISO form CG 25 04 performs the equivalent function by designated location rather than by construction project.

ISO CGL endorsement CG 25 04

What this means for you

  • A $2,000,000 general aggregate is not $2,000,000 per job unless it has been endorsed to be. On a contractor running several projects at once, that is the difference between a limit and a shared limit.
  • This is why a general contractor asks for it: they do not want the limit protecting their project to have been spent on somebody else’s.
  • It is one of the few endorsements that genuinely buys you more coverage rather than redistributing it, and it is priced accordingly.

How would I know my aggregate had been eroded?
Usually you would not, until a certificate is questioned or a claim is reported and the remaining limit is disclosed. There is no notification when another job’s claim reduces the pot. On a contractor with several sizeable projects running, this is the argument for the endorsement and for an umbrella above it.
Does it apply to completed operations too?
Read the form. The products-completed operations aggregate is typically a separate limit that these endorsements do not reallocate, which surprises people who assume a per-project endorsement segregates everything. It is worth confirming rather than assuming.
