What does "maintain completed operations coverage for X years after completion" mean?
It means you must keep renewing a general liability policy that covers completed operations, with the additional insured endorsement for completed operations (CG 20 37 or a blanket CG 20 39 or CG 20 40) still on it, for that many years after the project is finished. Contracts often set the period to match the state’s statute of repose for construction defects, which in California is 10 years after substantial completion for latent defects.

The detail
California bars an action against a person who performs or furnishes construction of an improvement to real property "more than 10 years after the substantial completion of the development or improvement" for latent deficiencies.
CG 20 37 12 19 covers the scheduled party only for injury or damage included in the "products-completed operations hazard", which is coverage for finished work.
An occurrence general liability policy covers injury or damage that occurs during its policy period, so a claim from finished work is answered by the policy in force when the damage happens.

What this means for you
- The promise is about future policies. Nothing on today’s policy can satisfy it. What satisfies it is renewing, every year of the period, a policy with completed operations and the additional insured endorsement intact.
- Three ways it gets breached. The business closes and the policy lapses; a renewal moves to a cheaper carrier that excludes completed operations or the work type; or the endorsement is dropped because the job is "done". Each leaves you owing the coverage yourself.
- Closing the business? Ask about it first. A contractor who retires during the period still has the obligation. Ask your agent about options for discontinued operations before cancelling anything.
Related questions
- Is ten years normal?
It is at the long end and it appears often in residential and large commercial work, usually tied to the state’s statute of repose. Shorter periods, such as three or five years, are also common. Read the number in your contract; it is the only one that binds you.
- Can I buy completed operations coverage once, for the whole period?
Sometimes, as a discontinued operations or extended completed operations policy, mostly for contractors who are closing. Availability and price vary by carrier, and most contractors meet the requirement simply by renewing.
- Can you check the insurance requirements in my contract?
Yes. Paste the insurance section into our free Contract Insurance Decoder and it names the endorsement behind each clause, flags the ones that are often missing, and prints a checklist, without the text leaving your browser. Send that with your current policy and a licensed agent compares them line by line, usually the same business day.

Need this handled?
Reading about it and having it handled are different jobs, and the second one is ours. We place the accounts other brokers decline — claims history, a cancellation, an unusual operation, a business nobody wants to underwrite twice — and we will tell you when the policy you already have is the right one. Tell us the situation and a licensed human replies the same business day.
