Is Airbnb AirCover insurance, and is it enough?
Half of it is insurance and none of it is enough on its own, and that is Airbnb’s description rather than ours. AirCover for Hosts has two parts. Host Damage Protection reimburses up to $3 million for guest damage, and Airbnb’s terms say in so many words that it "is not an insurance contract" and "does not take the place of insurance". Host Liability Insurance is a real $1 million policy, arranged by Airbnb with its insurers, that responds to a guest injured during a stay booked on Airbnb and nowhere else. Neither insures your house against fire, your furniture against a burst pipe, your income against a closed season, or anything that happens on a direct booking, a Vrbo booking or a night you stay there yourself. Airbnb’s own help page says AirCover "is not a substitute for personal insurance". Vrbo’s $1 million works the same way and charges a 25% deductible to a host with no policy of their own.

The detail
Host Damage Protection "reimburses Hosts up to $3 million in the rare event your place or belongings are damaged by a guest during an Airbnb stay."
"Host damage protection isn’t an insurance policy." The Terms add: "These Host Damage Protection Terms are not an insurance contract. The Host Damage Protection guarantee is not insurance or an offer to insure and does not take the place of insurance obtained or obtainable by you."

To claim, a host must "within 14 days of the responsible guest’s checkout, file a reimbursement request in the Resolution Center"; the guest "will have 24 hours to respond", and only if they decline, pay partially or do not answer can the host escalate to Host Damage Protection. The Terms require the host to have "used your best efforts to recover the amount requested from the Responsible Guest" within fourteen days of checkout.
Host Damage Protection does not cover "damage from normal wear and tear", "loss due to acts of nature (ex: earthquakes and hurricanes)" or "injury or property damage to guests or others".
Host Liability Insurance: "$1,000,000 USD is the total limit available per Airbnb Stay." In the United States, "coverage is provided under policies issued by Illinois Union Insurance Company, Generali US Branch or Assicurazioni Generali Spa." "The incident must also occur during the Airbnb Stay and the Stay arranged using Airbnb’s Platform."

It "applies to liability and medical payments claims only (traveler injury or damage to someone else’s property)". What this means for you
- Treat the platform protection as a backstop and read it that way. It is free, it is real for what it covers, and both platforms say it is meant to sit alongside your own insurance rather than replace it. The mistake is not using it; the mistake is having nothing underneath it.
- The damage guarantee has a clock and a procedure. Fourteen days from the guest’s checkout to file in the Resolution Center, a request to the guest first, twenty-four hours for them to answer, then an escalation Airbnb reviews on its own terms. Document damage the day you find it, with the booking open, because a claim discovered by the cleaner two weeks later is a claim you may already have lost.
- Count the nights the platform is not there. Your own stays, a friend’s week, a direct booking from a repeat guest, a Vrbo booking on an Airbnb-protected house or the reverse, the empty weeks between guests when a pipe bursts. On a typical calendar that is most of the year, and on none of those nights does either platform’s protection exist.
- The building is the real gap. Neither platform insures the structure against fire, wind, water or the perils that actually total a house, and Host Damage Protection excludes acts of nature outright. That was always your property policy’s job, and if your property policy is a homeowners or dwelling fire form, it excludes the business you are running in it.
- Six listings changes the arithmetic on Airbnb. From six active listings Airbnb’s liability policy may pay only as excess of your own insurance. Operators at that scale are running a hospitality business and should carry the policy of one, with the platform’s protection as the layer above it that it now explicitly describes itself as.

For stays booked and paid through Vrbo checkout, yes: $1 million per occurrence, with $5,000 in medical payments, underwritten by Generali U.S. Branch with Vrbo as the policyholder. Vrbo describes it as coverage additional to your own policy, requires hosts to carry sufficient insurance of their own, and applies a 25% deductible to a host who does not. Defense costs come out of the same $1 million, which is not how a standard commercial liability policy works, and a booking taken outside Vrbo checkout has none of it.
- What does a real host policy add?
The building and its contents on a special form at replacement cost, liability with you as the named insured on every booking channel and on your own stays, guest damage claimed from your insurer without chasing the guest first, business income for the bookings you lose after a covered loss, and the hosting-specific claims the platforms describe nothing about: bed bugs, a squatter, liquor you provided, a claim over a camera. It replaces the homeowners policy rather than sitting on top of it.

Your own policy, in practice. Airbnb describes its liability program as no substitute for your insurance and makes it explicitly excess from six listings; Vrbo describes its program as additional to your own and coordinated with it. Where two policies could respond, the host’s own carrier is the one with a contract in the host’s name and the one that will be handling the claim. Buy the policy you would want to be handling it.
